Abstract<\/strong><\/h3>\n

This study was aimed at empirically\u00a0<\/span>identifying<\/span>\u00a0the determinants of housing demand in Enugu metropolis. To this end, the objectives of the study were to: <\/span><\/p>\n

(<\/span>i<\/span>) examine the trend of housing demand in Enugu Metropolis, (ii) identify factors that influence housing demand (determinants) in Enugu metropolis,<\/span><\/p>\n

(iii) determine whether there is variation in housing demand among various income groups (high, medium and low) in Enugu metropolis and (iv) identify residents\u2019 perception of the housing demand. <\/span><\/p>\n

Survey design method was adopted for this study. <\/span>Data used in this study was collected from both secondary and primary sources. <\/span>Secondary data were obtained from published materials on housing demand and its determinants. <\/span><\/p>\n

The primary data on the residents\u2019 perception of the nature of housing demand was collected with the aid of structured questionnaire, which contained 2 major sections and 53 questions.\u00a0 <\/span>The questionnaire was validated by two environmental professionals. The questions were structured using 5-point Likert scale<\/span>.<\/p>\n

Housing is one of the three basic needs of man. It is the most important factor for physical survival of man after provision of food. <\/span><\/p>\n

A deficiency in housing can profoundly affect the health, welfare and productivity of man. It is an indispensable necessity without which man\u2019s survival is impossible. <\/span><\/p>\n

Beyond the fabric, services and the contents of the dwelling, housing encompasses all that surround the dwelling to stimulate healthy living. <\/span>Housing has to be quantitatively and qualitatively adequate in order to fulfill its basic purposes. Housing demand has witnessed unprecedented increase in the past decades. The low level of economic development, physical, social and cultural factors have created, among others, immense obstacles to the provision of adequate housing to the majority of population. <\/span><\/p>\n

The population growth rates are growing faster than the provision of new housing and housing infrastructure. This has resulted in intensive usage of the existing stock of housing and deterioration of housing environments<\/span><\/p>\n
